Pricing Your Home Competitively:

The single most important factor in getting the best price and selling your home quickly is pricing it competitively. If you price it too high, it will sit on the market for so long that when a buyer does make an offer, it will likely be far below the asking price. If you price it too low, you may sell it for less than what it is worth. To price your property competitively, we need to look at competing homes (active listings), homes that have recently sold (comparable sales), and homes that didn't sell because they were over-priced (expired listings). The best way to evaluate the market is with a CMA "Comparative Market Analysis”. This report will help us evaluate the market conditions and determine the price range that your home is most likely to sell.


Marketing Your Home Effectively:

The best way to ensure that your home sells quickly and gets the best price is to make sure the maximum number of interested buyers have information on your home. While putting up a ‘For Sale’ sign and creating a good flyer/brochure are a must, the majority of buyers will find out about your property either from a full-time REALTOR®, through the MLS, or from a real estate Internet web-site.

While running classified ads and/or print ads are still effective, they are quickly becoming a thing of the past. Over 70% of all home buyers start their search for homes on the Internet, so your home must be listed on all of the major Internet sites. To maximize your exposure and reach as many ready, willing, and able buyers your home’s listing must be entered into the local MLS (Multiple Listing Service). By doing this, your property is exposed to potential buyers, real estate agents that participate in the MLS, and gains access to important "Listing Syndication" on internet sites such as Realtor.com, Homes.com, Trulia, Zillow, etc.

Showing Your Home Correctly:

The best showing tips for sellers start with curb appeal. First impressions are everything, especially when you are selling a home. Make sure the exterior is presentable. There’s only one chance to put your best foot forward. Potential buyers will either be drawn to the home, be ambivalent, or be pushed away. Ideally, the home’s staging will excite buyers so much that they can start to see themselves living in the home. The goal is to cultivate an inviting atmosphere so consider lighting a fire in the fireplace or playing pleasant music at low volume and keep the temperature of the home at a comfortable level. 

Lastly, sellers need to be exceptionally flexible with showing requests. What some sellers fail to understand is that buyers quite often don’t look at one home. They will schedule multiple homes to view on a given day. If your home is the only one with showing restrictions, the buyer may skip seeing your home. A missed showing is a missed opportunity to sell your house. It is as simple as that. One of the other homes may catch the buyer's fancy, and they never come back to view your home.
